September Market Update
The beaches were blanketed with umbrellas this past weekend which is a strong indicator that our summer season still has a large draw to the area, especially for our Bay Area residents.
While Labor Day is considered the traditional end to summer, it often marks the kickoff for peak real estate activity in the Truckee/Tahoe region as summer shoppers seek to find their winter home before the holidays. Last month, total dollar volume grew by 3% year over year while the number of transactions dropped by 15% – indicating the prevalence of high-dollar sales. Accordingly, average price rose 20% from $882,614 to $1,063,871. More accurately gauging the market, median price rose 3% year over year from $615,000 to $635,000.
The housing market has long been in overdrive, and here in Truckee, supply hasn’t met demand for a couple of years, pushing prices higher and higher. Supply still isn’t back to 2007 levels but it has caught up with the current demand for an overall balance between buyer and sellers market.
While it’s very rare to see properties trading over the ask price, we are still seeing full asking obtained when the home is priced correctly.
